The article describes the stages of formation of monetary estimation. The experience of monetary estimation on examples of Western countries and the countries of the former socialist union is analyzed. Particular institute monetary estimation, its components and distinctive features are illustrated. The technique of calculating the estimation of real estate in different countries are stated. The price of real estate and the factors of influence on its definition is analyzed.

W artykule opisano kolejne etapy tworzenia wartości pieniężnej dla rynku gruntów. Przedstawiono doświadczenia rozwoju wartości pieniężnej na przykładach krajów zachodnich i krajach byłego Związku Radzieckiego. Zilustrowano szczególną wartość pieniężną na rynku gruntów, w tym składowe i specyficzne cechy. Przedstawiono metody obliczania wartości nieruchomości w różnych krajach. Opisano analizę problematyki cen nieruchomości i czynniki wpływające na te ceny.

В статье рассмотрены этапы становления денежной оценки. Проанализирован опыт развития денежной оценки на примерах западных стран и стран бывшего социалистического союза. Проилюстрированы особенности института денежной оценки, еѐ составляющие и отличительные черты. Изложены методики расчѐта стоимости недвижимости в разных странах. Подвергнута анализу цена недвижимости и факторы влияния на еѐ определение.
