Artykuł syntetycznie przedstawia ideę osiedli mieszkaniowych realizowanych przez mieszkańcówużytkowników w systemie cohousing’u – kooperatyw mieszkaniowych. Omówiono specyfikę kooperatyw i zasady, jakie muszą spełniać aby zostały uznane za osiedla cohousing’owe, a więc samorządne, oddolnie realizowane i zarządzane w sposób niezarobkowy, sprzyjające kreowaniu więzi społecznych między mieszkańcami, tworzące spójną społeczność. Idea cohousing’u współcześnie obejmuje także realizację osiedli domów zrównoważonych lub energooszczędnych i proekologicznych a same społeczności w dużym stopniu wypełniają specyfikę społeczności zrównoważonych. Cohousing także wpisuje się we współczesne trendy ograniczania konsumpcji (degrowth), które także są ze swej istoty proekologiczne. W opracowaniu także zwrócono uwagę na polskie uwarunkowania tworzenia takich osiedli oraz bariery, głównie prawne i mentalnościowe (braki w kapitale społecznym).

The paper briefly describes the idea of cohousing communities built and managed by their owners and residents. The Author introduces special features of cohousing, which distinguish it from other forms of housing, i.e. non-profit construction and management by owners-users, creation of the sense of a community and strong social ties. It has been emphasized that the concept of cohousing incorporates realization of ustainable and ecological houses as well as sustainable communities, and is part of contemporary economic and social trends of limiting consumption – degrowth. The paper includes an analysis of conditions facilitating more extensive realization of housing in this formula in Poland as well as barriers, especially legal and mental ones – lack of social capital required to create close and cooperating cohousing communities.
