The economic growth of the Polish economy is not correlated with the proper development of the housing sector. The development of housing sector is limited by the different economic and social and barriers. The most important role plays financial barrier, which is strongly connected with the functioning of the Polish banking sector. This paper is devoted on the analysis of the appropriate mortgage-banking model for Poland. Two types of systems arc investigated Anglo-Saxon model and German model of a mortgage bank. The model of a mortgage bank is finally recommended
