Czynsz i inne opłaty związane z najmem powierzchni biurowej stanowią zazwyczaj istotną część kosztów działalności przedsiębiorstwa, a dodatkowo tworzą najczęściej długoterminowe zobowiązanie – szczególnie w przypadku umów najmu. W artykule scharakteryzowany został problem podstawowych czynników ryzyka związanych z komercyjną umową najmu przez pryzmat interesów najemcy. W dobie niestabilnej koniunktury, decyzje związane z polityką najmu wydają się być strategiczne dla większości firm, dlatego powinny być – zdaniem autora – istotnym elementem świadomego zarządzania ryzykiem całego przedsiębiorstwa.

Rent and other charges associated with the rental of office space are usually an important part of the costs of a company activities. In addition these are the most long-term commitments – particularly in the case of lease contracts. The basic risk factors associated with the commercial lease were characterized in the article through the prism of the tenant interests. In an era of unstable times, decisions related to the rental policy, seem to be strategic for most companies, therefore, according to the author, should be an essential part of a conscious risk management in the entire enterprise.
