Obowiązkowe i nieobowiązkowe warunki stawiane mieszkaniu występują w budownic-twie mieszkaniowym każdego kraju, jak również są opracowywane przez różne specjalistyczne organizacje międzynarodowe. W artykule przedstawiono regulacje kształtujące wybrane elemen-ty standardu mieszkaniowego funkcjonujące w niektórych krajach europejskich oraz o charakte-rze międzynarodowym. Omówiono regulacje dotyczące wielkości i składu mieszkania, typu za-budowy mieszkaniowej, otoczenia i sieci towarzyszących mieszkaniu, określające warunki biolo-giczne i fizyczne mieszkania oraz kształtujące stan techniczny nowobudowanych budynków mieszkalnych.

Obligatory and not obligatory conditions imposing dwellings are present in house building in all countries and also worked out by various specialist international organizations. The article shows regulations, which form chosen elements of dwellings standards in some European countries, as well as those of international character. The regulations, concerning size and composition of dwelling, type of building of dwelling-houses, surroundings and networks which accompany dwelling, as well as qualifying biological and physical conditions of dwelling and modeling tech-nical condition of newly built living quarters are also described.
Investment attractiveness of real estate market is shaped by many factors of diverse character. Investment efficiency in this market is function of correct analysis of those factors. Therefore, obtaining the reliable information is for an investor an essential element in the process of optimal investment decision making. The aim of this work is analysis of chosen demand factors that influence the real estate market, taking into account accessible sources of information about them. Rated among those factors are: level of fulfillment of housing needs, transaction prices, demographical factors, income of households as well as accessibility and external cost of capital. Those factors have been characterized and the sources of information about them have been named.
Housing conditions are of great importance for individual and social life. Within the article, changes in housing situation in Silesian Voivodeship between National Census of 2002 and National Census of 2011 are discussed. Researched were courses of changes in housing quality indicators.
The article analyses the condition of the housing resources in Poland and four neighbouring countries, which are members of the European Union. Chosen quantitative and qualitative indicators of housing standards were discussed. The negative phenomena in this area have been pointed out.
