The aim of this dissertation was to show the directions of development of the Polish sector of residential real estate. It was also meant to point out that in the current slowdown in economy, property developers aim at creating the environment for their constant development not only by introducing more and more varied competitive actions. Being concerned about the future, property developers have to introduce some new ways of communication and cooperation in their relationships with the market participants. Until now, these new forms have been based on liaison only.

On the basis of a review of the achievements in the area of strategic management research interests on relationships was exposed. Particular attention was paid to the relationships of cooperation. The paper discusses three basic strategic relationships; cooperation, competition and coopetition. The paper also presents the research results concentrated on strategic relationships in the population of developers from the perspective of business cycle phases. In general, the results of the study confirm that the phase of recession fosters cooperative relations between competitors, namely coopetition.

Na podstawie przeglądu dorobku zarządzania strategicznego wyeksponowano zainteresowania badawcze relacjami. Szczególną uwagę zwrócono na relacje współdziałania. Omówione zostały trzy podstawowe relacje strategiczne: współpracy, konkurencji i koopetycji. Przedstawiono także wyniki badań relacji strategicznych w populacji deweloperów z perspektywy faz cyklu koniunkturalnego. Generalnie, wyniki badań potwierdzają, że faza dekoniunktury sprzyja relacjom współdziałania konkurentów, czyli koopetycji.
