The development of the real estate market is conditioned by, among others, some demographic, economic and housing factors. These factors have a signifi cant impact on the existing demand for properties and can be quantifi ed in terms of both the local and regional aspect. There is also a number of factors that affect the demand for the whole country, regardless of local differences. They are the various reasons and mechanisms of administrative, political, legal and economic nature as well as the conditions of activity of the operator on the supply side, such as, for example, developers. The aim of this paper is to analyze and assess the situation in the real estate market in the city of Opole in terms of demographic, economic and housing determinants.

This paper focuses on the chosen ekphrases (i.e. literary descriptions of visual works of art) which can be found on the pages of the treatises on painting and architecture written by John Ruskin, one of the most influential Victorian critics. However, these detailed and suggestive passages did not only serve the complementary purpose of illustrating the train of thought of the art connoisseur who was sharing his impressions from the continental tour with the readers. The style of word paintings also owes much to Ruskin’s intended lesson in astute observation, regarded as a necessary precondition to understanding the world, and his self-appointed function as a moralist who foresaw the danger of the spiritual decline looming over England. For this reason, first the critic’s notions of truth and nature will be discussed to elucidate the importance of clear perception in Ruskin’s writings. Then the ekphrases will be analyzed, paying special attention to their language which reveals the roles assumed by the critic. Simultaneously, references to the sources of Ruskin’s style, the Bible and ancient rhetoric, will have to be made.

Real estate agents play an important role in the development of the real estate market. A real estate agent is required to perform in accordance with the rules of the law and professional standards, with special care appropriate to the professional nature of these activities and the rules of professional conduct. The Code of Ethics of the profession arises from the generally accepted moral and ethical standards. The aim of this paper is to discuss some approximations, and so far the applicable rules of professional conduct of real estate agents, as well as to attempt to answer the question of whether an absence of professional ethics may mean that a career of a real estate agent will almost exclusively gain economic sense, that means only profit-oriented, and whether we can expect a significant reduction in the quality of services provided by real estate agents?
