The article presents theoretical aspects of urban competitiveness, with special emphasis on factors determining competitive position of cities. it discusses implications of the definition assumed by the european Commission in this respect, according to which competitive city is not simply an aggregated performance of its venues but also conditions created for growth and maintenance of high standard of living of its citizens. Based on the EC definition, a model of i. Begg is presented. the model shows relations between various groups of determinants of urban competitiveness and is further used to evaluate competitive position of Polish cities, elaborated with PwC, Cushman&Wakefield and UrbanAudit data. Based on this analysis strengths and weaknesses of Polish cities are pointed out, also with regards to their competitive strategies.

Własność prywatna i publiczna współistnieją w przestrzeni miejskiej, przy czym współistnienie to nie jest wolne od wyzwań. Są one wyostrzane przez szczególne znaczenie, jakie dla rozwoju miejskiego mają przestrzenie publiczne, które są istotne dla tworzenia społeczności i budowania kapitału społecznego, ważne również ze względów ekonomicznych. W tym kontekście, w tekście wskazano na wyzwanie, jakim jest połączenie sfery publicznej i prywatnej w przestrzeni miasta, związane głównie z odmiennymi porządkami moralnymi, celami działalności, interesami i interesariuszami.

Private and public interests coexist in urban areas, yet this coexistence is not free of challenges. Potential problems are sharpened by the particular importance of public spaces to the urban development. The public spaces are essential to create communities and build social capital, but they also have economic significance. In this context, the paper points to the challenges of harmonious co-operation of public and private spheres in the city, mainly related to the different moral orders, as well as business objectives, interests and stakeholders.
