Before degraded areas can be promoted among would-be investors as potential sites for investment, a detailed record of such areas should be kept to show a general picture of this phenomenon in spatial, environmental and economic terms. Basically, one of the main obstacles to the re-development of these areas in Poland is a lack of knowledge about the quality of such land. The creation of a national base of areas previously invested in, comprising the data about their size, uses and environmental features, e.g. former industrial, railway, port or military ones, etc. should be regarded as the prerequisite for an efficient spatial policy.

Regeneration is a complex process consisting of a series of integrated activities, among which, apart from investment in buildings and infrastructure, you can also indicate actions undertaken on economic and social areas. This process is aimed at permanent removal of economic, social and environmental problems in the presence of which the market mechanism fails. The main goal of this article is to present the role of private actors in the process of regeneration, identify the factors affecting their perception of the process and their involvement in it, as well as point out the solutions attracting private investment. Achieving the benefits of such a complex process, as regeneration, requires a commitment on the part of participants and strategic management of the local authorities, as a coordinator of the process. A key task facing local authorities is to attract private partners which deliver not only financial resources but also knowledge and other resources to regeneration process.

Celem artykułu jest przedstawienie znaczenia rewitalizacji dla zrównoważonego rozwoju miast (sustainable urban development). Artykuł zwraca szczególną uwagę na środowiskowe aspekty rewitalizacji. Główna oś analizowanych zagadnień oraz prezentowanych doświadczeń i projektów jest związana z rolą przyrody i zieleni w środowisku miejskim. Należy jednocześnie podkreślić wielowymiarowość kwestii, które powinny być brane pod uwagę w działaniach rewitalizacyjnych. Intencją zaakcentowania potrzeby "zazieleniania" projektów rewitalizacyjnych w Polsce jest marginalizowanie znaczenia publicznych terenów zielonych. Dzieje się tak pomimo obowiązywania konstytucyjnej zasady zrównoważonego rozwoju, która to zasada powinna dotyczyć wszelkich działań rozwojowych prowadzonych przez wszystkie szczeble administracji publicznej, w tym zatem i działań rewitalizacyjnych.
