Sopot posiada lokalny rynek mieszkaniowy, na którym od lat kształtują się jedne z najwyższych cen mieszkań w Polsce. W artykule przedstawiono uwarunkowania wpływające na kształtowanie się atrakcyjności lokali mieszkalnych w Sopocie. Poddano analizie politykę inwestycyjną miasta, przedstawiono kształtowanie poszczególnych funkcji, sytuację demograficzną wraz z prognozą długoterminową, charakterystykę zasobów mieszkaniowych oraz potencjał obszarów pozostałych do zabudowy. Poddano dyskusji politykę miasta w zakresie zagadnień związanych z kształtowaniem ładu przestrzennego, programów rewitalizacyjnych i budownictwa komunalnego. Przedstawiono także ceny m2 nieruchomości mieszkaniowych w Sopocie w porównaniu do wybranej grupy miast i syntetyczne podsumowanie przyczyn kształtowania się cen nieruchomości mieszkaniowych w mieście. Przeprowadzona analiza potwierdziła silne zaangażowanie miasta w kreowanie założonych w strategii rozwoju funkcji uzdrowiskowej i turystycznej, co wpływa na kształtowanie atrakcyjności nieruchomości mieszkaniowych w Sopocie.

Sopot has a local housing market with one of the highest prices of flats in Poland for many years. The article presents the determinants of the attractiveness of flats in Sopot. The paper analyses the investment policy of the city, presents the functions, the demographic situation along with a long-term forecast, the characteristics of the housing stock and potential areas which still have to be built up. The city policy related to the issues connected with the formation of spatial order, revitalisation programmes and municipal construction are discussed. Moreover, the paper presents prices per 1 square metre of residential properties in Sopot compared to the prices in a selected group of cities, and a synthetic summary of the reasons for the formation of housing prices in the city. The analysis confirms strong involvement of the city in the creation of spa and tourist functions set in the development strategy, which influences the shaping of the attractiveness of residential real estate in Sopot.

The bicycle, invented over two hundred years ago, has become a more and more popular means of transportation and recreation. Inhabitants of cities are especially keen on using them: in 1960s there were some 750 million bicycles, and at the beginning of the 21st century – as many as three billion already. According to the data from Eurostat, in 2021 in the European Union 13.5 million bicycles were produced (by 11 percent more than in 2020), including 1.2 million in Poland. Simultaneously with the significant growth in the number of the users of bicycles, properly designed and developed infrastructure has become a real challenge. It is necessary to ensure a consistent network of cycling routes that will respect the rights of other users of road traffic. The objective of this article is to present, on the basis of the audit conducted by the Supreme Audit Office, how organisational units of self-governments of cities meet their obligations to maintain and further develop their cycling infrastructure.

Wynaleziony dwieście lat temu rower jest coraz popularniejszym środkiem transportu i rekreacji. Chętnie korzystają z niego zwłaszcza mieszkańcy miast, których w latach 60. ubiegłego wieku było około 750 mln, zaś na początku XXI w. już trzy miliardy. Według danych Eurostatu w 2021 r. tylko w krajach Unii Europejskiej wyprodukowano 13,5 mln rowerów (o 11% więcej niż w 2020 r.), w tym 1,2 mln w Polsce2. W związku ze znaczącym wzrostem liczby użytkowników tego środka transportu wyzwaniem pozostaje zapewnienie im należycie zaprojektowanej i wykonanej infrastruktury. Wymaga to racjonalnego podejścia do tworzenia spójnej sieci bezpiecznych tras rowerowych, gwarantującej poszanowanie praw innych uczestników ruchu drogowego.
