Artykuł przedstawia analizę wpływu inwestycji kubaturowych powstałych po 1989 roku na urbanistyczną strukturę miasta na podstawie badania przeprowadzonego wśród mieszkańców oraz danych dostępnych w urzędach jednostek samorządu terytorialnego. Sytuacja w 3 grupach małych miast województwa dolnośląskiego (próba badawcza) została zbadana w celu rozpoznania pozytywnych i negatywnych aspektów lokalizowania tego typu inwestycji, a tym samym poznania kierunków rozwoju miasteczek w Polsce. Wpływ aglomeracji, liczbę ludności oraz funkcję miasta uznano za cechy generujące rozwój małych miast.

An analysis of the impact of residential/commercial/industrial buildings construction after 1989 on the urban structure of a city. Based on data available in the offices of local government units and a survey among residents. Three groups of small towns in the Lower Silesia were investigated, as research sample, in order to identify the positive and negative aspects of investments locating, and thereby the development of towns in Poland. An impact of agglomeration, a population and a function of a town – features which generate the development of small towns.
