A crisis of a city is typically regarded as synonymous to the crisis of public finance – it arises from insufficient investments by the local and national public sector. However, contemporary cities face also other challenges, apart from the obvious lack of financial resources – such as effects of the global crisis which are cause predominantly by the actions of the private sector. The problems of contemporary cities require that public authorities professionalize in their approach to management. Sustainable, long-term development of a city will not be possible, unless many issues such as: communication, housing, water supply, waste management, rational management of space, modernization of various forms of development, education, health care, preventing social pathologies, proper social relations, shaping social structures or stimulating the development of income-generating functions are efficiently solved. That is why creating an adequate urban policy and implementing it with the use of appropriate methods and instruments which allow for efficient regulation of social relations and public service provision should be the domain of public authorities.

Model współczesnych ośrodków miejskich kształtowany jest w wyniku wpływu coraz większej ilości pejoratywnych procesów urbanistycznych, jak i nowo powstających trendów globalnych na strukturę przestrzenno-społeczną aglomeracji. W efekcie, przestrzenie miejskie przekształcają się w struktury zdefragmentowane, cechujące się znacznie mniejszą czytelnością niż ich modernistyczne odpowiedniki, co stanowi istotny dylemat związany z rzeczywistością i otoczeniem, w której miałby funkcjonować przyszły człowiek. Niniejszy artykuł jest zatem próbą zdiagnozowania stanu polskich przestrzeni miejskich oraz wskazania postępujących przeobrażeń, które wymagają najpilniejszych działań wstrzymujących niekorzystne konwersje. Istotą jest także przybliżenie procesu odnowy miast, jak również uświadomienie prognostycznych uwarunkowań polskich zespołów miejskich w przyszłości.

The model of contemporary urban centers is shaped as a result of the influence of a growing number of pejorative urban processes as well as newly emerging global trends on the spatial and social structure of the agglomeration. As a result, urban spaces are transformed into defragmented structures, characterized by much lower readability than their modernist counterparts, which is an important dilemma associated with reality and the environment in which the future man would function. This article is therefore an attempt to diagnose the condition of Polish urban spaces and to indicate the ongoing transformations that require the most urgent actions to stop unfavorable conversions. The essence is also the approximation of the process of urban renewal, as well as the awareness of the prognostic conditions of Polish urban cities in the future.
