In the article a quantitative and valuable structure of transactions of land properties has been analyzed, especially taking into consideration lands intended for a dwelling-houses building, in Poland, in the years 2009-2011. Using one of the multivariate analysis methods the analysis and the evaluation of the spatial diversification of the voivodeships with regard to the analyzed properties turnover were done. Statistical data came from the Central Statistical Office publication titled ”Properties turnover”. After the reduction of the initial set of diagnostic features with parametric method, the final set, which was a basis for the voivodeships’ classification, was obtained. Finally five classes of voivodeships similar with respect to the turnover of lands intended for a dwelling-houses building were obtained.

The paper discusses land property management within the areas of three metropolitan cities of Poland (Kraków, Poznań and Szczecin) in 2001-2008, utilization of urban space and changes in functional and spatial structure of land use. The goal of the paper was to discuss the condition and directions of changes in municipal land properties, the structure of their distribution, and management of municipal land stock in order to secure it for public investment projects and for social, transport and technical infrastructure projects, as well as possibilities of preparing land for metropolitan projects, as well as land offers for those investors whom the municipality wants to attract. Also, the main problems which impede the implementation of spatial policies in communes are shown here.

W artykule omówiono gospodarowanie nieruchomościami gruntowymi na obszarze trzech miast metropolitalnych (Kraków, Poznań, Szczecin) w latach 2001-2008, wykorzystanie powierzchni miast oraz zmiany w strukturze funkcjonalno-przestrzennej użytkowania gruntów. Celem publikacji było omówienie stanu i kierunków zmian w komunalnych nieruchomościach gruntowych, struktury ich rozdysponowania oraz gospodarowania zasobem gruntów gminnych w celu zabezpieczenia go do realizacji inwestycji publicznych, infrastruktury społecznej, komunikacyjnej i technicznej oraz możliwości przygotowania gruntów pod inwestycje o znaczeniu metropolitalnym i oferty terenowe dla inwestorów, których gmina zamierza pozyskać. Wskazano również główne problemy utrudniające realizację polityki przestrzennej gmin.
