This article is attempt to illustrate a mechanism of development of prospective transaction prices on the housing real estate market based on the mechanical prognosis models. The article shows, what kind of conditions must be met to result in a profitable outcome. It alsow aims to establish the influence of a specific sample to the result of research. It tries to anwser the quastion whether certain models can be used for a long-term prognosis. The deliberations will be conducted based on 1147 transaction prices from the housing real estate market of Lodz.

Niniejszy artykuł jest próbą wskazania mechanizmu kształtowania się przyszłych cen transakcyjnych na rynku nieruchomości za pomocą modeli prognozy mechanicznej. Jakie warunki muszą zostać spełnione, by dawała ona dobre rezultaty? Jaki wpływ na otrzymane wyniki ma sposób doboru próby badawczej? Czy wykorzystane modele nadają się do prognoz długoterminowych?
