Municipal Awareness as an Integral Part for Enhancing Citizen Satisfaction of Malaysian Municipal Councils, Batu Pahat

This research study critically analysed the existing literature on municipal awareness relevancy of municipal councils’ service delivery for the purpose of enhancing citizen satisfaction. The purpose of the study is the investigation of citizen satisfaction level of municipal services through the use of municipal awareness. The Material and methods were carried out using secondary data and were meticulously and critically analysed to come up with reliable results. The study shows the relevance of the public awareness, citizen satisfaction and municipal council performance in Malaysia. It is evidence in the research that citizen consent is important before municipal services should be provided in the local community. The research study highlighted many discrepancies in many kinds of literature related to the existing research study, evidence-based analysis were carried out to buttress importance and significance of the related study to the research work. The literature was reviewed to ascertain the current happening in the area of municipal council service delivery. The study shows that many municipal councils in Malaysia provide adequate and satisfactory services to their citizens’. The results of the study also revealed that municipal awareness plays an important role on citizen satisfactions of municipal service delivery. It is also evident that adequate provision of services has direct bearing with municipal councils. The study concludes that municipal service delivery can be enhanced through citizen awareness campaign, to sensitise the local community on various aspects of service delivery including maintenance of the facilities provided. The study also concludes that local Authorities lack of awareness section affects their performance in service delivery process. The study recommends that municipal councils need to consults the citizen for their needs and wants; awareness campaign needs to be regularly carried out to maintain cordial relationship between local Authorities and their citizen; it is also recommended that municipal services should be delivered the needed services by the local inhabitants’ after duly consultation.

Real estate investment is an emerging business in many countries of the world. Real estate investment was thoroughly investigated to come up with solution faced by the transaction of land and building. Real estate investment is strictly related to the housing price. It has been pointed out by many researchers that the housing price is affected by many factors, such as interest rate, land supply, government policies and inflation rate. The research highlighted most important aspects of the outcomes. An increase in international real estate capital flows could foster increasing demand for stronger institutions across a global real estate market. The method adopted in this research was quantitative through which 100 questionnaires were developed and distributed within the study area (Bauchi, Gombe, Adamawa and Yobe States). The simple percentage was used to analyzed the data collected. The research is exploratory in nature; hence, a non-probability purposive sampling technique was used for the study. The finding of the research vindicated that real estate investment has a significant role in sharpening the economy of the region, and also the findings revealed that real estate investment opportunity is huge. And again for suggested that housing provision cannot be realized only by private individual excerpts through government intervention. The study concludes that real estate investment, if explore it will create a reliable return to the investment owners, the benefits that can be derived from real estate investment, has been revealed by this study. The study also highlighted that private developers are key important for real estate investment in Nigeria. The conclusion drawn by this research shows that real estate investment has a capacity of transforming economic hardship in the country.

This article reviews and evaluates the range of study outcomes established by the emerging frontier of knowledge delving on the capitalization effects of transport-oriented development on real estate prices. The effect of transport system services on accommodation price has been investigated from numerous viewpoints employing several rigorous statistical tools. Based on the findings of the existing literature, there are two broad kinds of impacts that closeness to a transport system can have on the value of housing accommodations: accessibility benefits (experienced in close proximity to transit services) might increase housing values, while nuisance qualities (experienced in transit-oriented facilities) could equally have a negative outcome on apartment prices. Owing to the contradictory nature of these simultaneous effects, findings from numerous empirical investigations have been opposing or open to debate. Nevertheless, the problem of ascertaining the indicators that influence real property price is general to both sets of studies. The current body of knowledge on the impact of transportation infrastructure on real estate prices is diverse in its outcome and result with particular reference to degree or extent of impact as well as bearing, ranging from a negative to an unimportant or a positive effect. On the literature results, multiple spatial lag variables were found to be statistically significant signifying that a number of features or attributes of adjoining residential accommodations have significant influence on the subject residential property's value. Whereas the largest part of earlier hedonic price empirical studies considered only selected factors (such as, positive as well as negative impacts of single transportation mode or means, positive or else negative impacts of multiple transportation modes) into account, the majority of recent empirical studies, however, considered all these key determinants, factors and indicators into consideration for analyzing joint impacts of transportation facility. This study examines the relationships that exist between quality municipal service and citizen satisfaction. This paper is, therefore, an examination of Relationship between quality Municipal Service and citizen satisfaction in Batu Pahat, Malaysia. It argues that the constitutional mandate of local council in terms of “function performance” has not been translated into reality in many occasions. Hypothesis was postulated for the study. The methodology adopted is quantitative in nature, 100 questionnaires were administered and 89 were retrieved. Systematic random sampling technic was used to retrieve the respondents’ responses. This study applies SPSS statistical tests and AMOS version 23 and Structural Equation Modeling (SEM) software was used for further analysis. The relationship between these two constructs was then evaluated. The findings in this paper are that quality municipal services have direct effect on citizen satisfaction. The paper shows that, on average quality municipal service enhanced citizen satisfaction. The paper has developed valid and reliable constructs that can be used to measure the effect of quality municipal services on citizen satisfaction with municipal council service delivery. Thus, the paper concludes and recommends that municipal council must attempt to overcome the challenges that have by-passed their performance. The study recommends that there is needs for local municipal to strategies to makes the local council more robust for enhancing the lives of inhabitants and to foster good relationship between the management and local people in the study area. The study also gives recommendation to municipal council to strategies on other factors to enhance citizen welfare.
