Bańka spekulacyjna na amerykańskim rynku nieruchomości składała się z trzech etapów. Każdy z etapów trwał około trzech lat i miał swoją specyfikę. Czwarty etap narastania bańki nie obejmował już rynku amerykańskiego (tylko europejski) i trwał około dwóch lat. Kryzys na rynku nieruchomości był wynikiem deregulacji i/bądź błędnej regulacji. Nadmierna ekspansja sfery finansowej (finansjeryzacja) odbyła się kosztem sfery realnej i dochodów gospodarstw domowych. Kryzys na rynku nieruchomości okazał się szczególnie dotkliwy dla klasy średniej.

There were three stages of the housing bubble in the U.S. Each lasted about three years and had its own characteristics. Fourth phase of the buildup of the bubble lasted about two years and applied to European market (not the U.S.). The crisis originated from deregulation and/or poor regulation. Excessive growth of financial sector (financialization) thrived on the suppression of the real sector and household incomes. Housing market crisis proved especially hazardous for the middle class.
