According to the Real Estate Management Act of August 21, 1997, there are three positions that require a license in the Polish real estate market: property manager, property appraiser and property broker. The aim of the article is to present the results of research conducted among these three groups of professionals. The paper focuses on organisational structures and other organisational aspects of companies where these groups of real estate professionals operate.

The distinctive features of real estate, as a subject of management, result in significant differentiation of property management responsibilites. The paper identifies conditions that differentiate, and defines the scope of variation in, the management process. The analysis leads to the conclusion that differences in the real estate management process are conditioned by binding legal regulations, the form of ownership, a property’s function and the investment goals of property owners.The management of four types of commercial properties – office, retail, warehouse and housing properties – were then analysed, and the specific features of the management process were indicated.
