Autorzy podany w tytule temat rozpoczęli od przybliżenia sytuacji na polskim rynku nieruchomości. Omówili strukturę rzeczową tego rynku oraz jego rozwój w okresie transformacji 1990-2008. Dla zilustrowania sprzężenia zwrotnego rynku nieruchomości z ekonomiką kraju, autorzy przedstawili w tabeli te kategorie ekonomiczne (gałęzie gospodarki narodowej), które wydają się mieć najbliższe związki z rodzimym rynkiem nieruchomości.

Authors grouped the documented information on the property transactions, which was made accessible by the Ministry of Justice on the basis of the notarial testimonies, featuring the economic elements of these processes. There were given out the information on premises, buildings and grounds circulation in individual provinces of Poland. Authors also presented the transaction's values in all of the property groups which had been analysed, displaying the strong dynamics of the value compared to the weak quantitative dynamics of the transactions. Using the accessible data of GUS (Central Statistical Office) Authors displayed the columns for the 15 economic categories for 5 years, which helped to test the eventual distinction of the properties circulation. Authors presented the balanced image of the dynamics of examined parameters, which is "burst" by current active credit activity however. Ciężar przemian transformacyjnych w Polsce w bardzo nierównomierny sposób obciążał kosztami poszczególne warstwy społeczne. W artykule przedstawiono modele ekonometryczne, które w sposób syntetyczny umożliwiają ocenę relatywnego poziomu dochodów oraz wskazanie układu hierarchii grup społeczno-ekonomicznych. Analiza dochodów w latach 1993-2001 wskazuje, że między społeczno-ekonomicznymi grupami gospodarstw domowych występowało silne zróżnicowanie. Podczas transformacji najwięcej zyskały gospodarstwa pracowników na stanowiskach nierobotniczych oraz pracujących na własny rachunek. W gorszej sytuacji ekonomicznej znalazły się gospodarstwa rolników, pracowników użytkujących gospodarstwo rolne oraz robotnicze.

Although the weight of transformations in Poland influenced particular social groups in very different ways, the econometric models presented in a synthetic way allow to rate a relative level of incomes and show the hierarchical structure of social-economics groups. The analysis of incomes for the years 1993-2007 shows the great variety of social-economics groups. During transformation of polish economy the much more profits were obtained farms of workers on the non-workmen's stands and people working for own account. In the worst economical situation were the farms of farmers and workers using an agricultural and workmen's household farms. (original abstract)

Zasadniczym elementem "napŠdzającym" wzrost gospodarczy w latach 1992-1997 były inwestycje. Od strony sektorowej gospodarki dynamika przemysłu i budownictwa wpłynęła na wysoką dynamikę PKB w tym okresie. Szybkiemu wzrostowi towarzyszyła również wysoka dynamika (szczególnie do 1995 r.) wykorzystania czynników produkcji. Za spowolnienie tempa wzrostu PKB od 1998 r. odpowiadają zmiany w przemyśle i budownictwie, malejące nakłady na inwestycje oraz niższa dynamika wykorzystania czynników produkcji. Niewielki wzrost PKB w latach 2000-2002 był možliwy dzięki wysokiej dynamice eksportu.

Przeanalizowano dane dotyczące wskaźników cen towarów i usług w latach 1989-2001. Przedstawiono relacje cen detalicznych artykułów żywnościowych do cen skupu surowców rolniczych, relacje przeciętnego miesięcznego wynagrodzenia do cen detalicznych wybranych produktów żywnościowych oraz towarów i usług konsumpcyjnych, a także relacje detalicznych cen artykułów żywnościowych w latach 1988-2001. Stwierdzono, że urynkowienie odbywało się w dużym stopniu kosztem rodzin rolniczych i sektora gospodarki rolnej.

Transformation of Polish economy resulted in increasing costs of living. The first phase of transformation resulted in increasing costs of foodstuffs and then prices of commodities and non-consumer services were increased. This situation, taking into account a growth of unemployment rate and decrease of real value of wages and salaries, resulted in becoming a demand barrier and difficulties in selling agricultural products; in effect made this situation worsen. Farmers were a group of population that lost a lot in an effect of transformation. 42 procent of 3 million of registered unemployed persons were living in the country. 1,7 million not registered unemployed persons lived in the country. A price situation for agriculture was also worsening. Index of price scissors increased in 1990 to 49,5 procent Becoming demand barriers blocked a possibility of increasing farmers' incomes in an effect of production growth and it was impossible to use prices for this purpose. Real disposable incomes of agricultural households were amounted to a half of level related to incomes in 1995. At the same time real wages and salaries of working persons increase about L'. Growth of purchasing power of monthly wage and salary in comparison to retail prices of foodstuffs, but simultaneously a high decrease in comparison to prices of goods and non-consumer services were observed. The result was that level of consumption of majority basic foodstuffs was increased. On difficult income situation of farmers also influenced a progressing process of taking over a largest part of added value by manufacturing from agricultural sector and share of raw material price in a price of final product was increased.
