Wysokość zabudowy i forma dachu jako czynniki kształtowania ładu przestrzennego w mieście

W artykule poruszono problem kształtowania lokalnego ładu przestrzennego w mieście. Przedstawiono podstawy prawne, jak też naukowe jego realizowania i oceniania z wykorzystaniem opinii ekspertów oraz literaturowych wskaźników ładu przestrzennego. Na podstawie studium przypadku ukazano, w jaki sposób na ład przestrzenny może wpływać wysokość zabudowy i bryła dachu w odniesieniu do bezpośredniego sąsiedztwa zabudowy mieszkaniowej wielo- i jednorodzinnej, bądź usługowej. Rozważania poparto przykładami w odniesieniu do wybranych dwóch obszarów, w których obiekty budowlane poddano analizie z wykorzystaniem podstawowej metody podobieństw. Ta punktowa ocena może w prosty sposób pokazać percepcję krajobrazu urbanistycznego przez przeciętnego odbiorcę (mieszkańca, klienta, użytkownika).

The article is investigating the topic of shaping the local spatial order in a city. The legal and scientifi c background of accomplishing and evaluating the spatial order together with experts’ opinions and indicators in literature is presented. Referring to a case study, the way, in which the spatial order can be infl uenced by the height of buildings and the form of a roof, in relation to the single, multi-family, and service buildings in the direct neighbourhood, is presented. The considerations are proved by the examples of two areas in which the buildings have been investigated using the analysis of similarities. This analysis can easily show the perception of urban landscape by the average recipient (inhabitant, customer, and user).
