The article focus on insurance broker profession in connection with second part of professions deregulations. It briefly presents modifications in polish law in this domain. Next part concerns the insurance brokers market dynamics analysis. The results shows permanent increase in brokers quantity in spite of existing regulations. Presented paper makes start point to following analysis.

This article is an attempt to illuminate the influence of speculation on the process of changes of prices on the real estate market. It tackles the issue of psychological aspects of speculative behavior. It is worth asking the question, whether speculation is a cause or a symptom of real estate cycle? Is the thesis about significant impact of supply condition on both the process and magnitude of price fluctuactions justified? Deliberations will be based on influence of elasticity of supply in connection with the speculative factor and its influence on the process of the price changes.

Niniejszy artykuł próbuje naświetlić wpływ spekulacji na przebieg zmian poziomu cen na rynku nieruchomości oraz rolę psychologicznych aspektów zachowań spekulacyjnych. Warto zadać sobie pytanie: Czy spekulacja jest przyczyną czy już symptomem cyklu na rynku nieruchomości? Gzy uzasadniona będzie teza o znacznym wpływie warunków podażowych zarówno na przebieg, jak i wielkość wahań omawianych zmiennych? Rozważania te będą dokonane na podstawie wpływu zmian elastyczności podaży w połączeniu z czynnikiem spekulacyjnym na przebieg zmian ceny nieruchomości.
