W artykule zawarto synteze wiedzy o konstruowaniu indeksów cen na rynku mieszkań. Scharakteryzowano zródła informacji o cenach mieszkań oraz dokonano ich krytycznej oceny. Następnie opisano główne metody wyznaczania cen na rynku mieszkaniowym, niezbędne do konstruowania indeksów. Porównano wartości cen oszacowanych na podstawie cen ofertowych i transakcyjnych w Poznaniu, w l. 1996 – II kw. 2005. Opierając sie na dostepnych metodach, podjeto próbę skonstruowania indeksów cen 1 m2 mieszkania w Poznaniu w latach 1996-2006.

The paper concludes synthesis of knowledge on constructing price indexes on the housing market. Sources of information on flat prices are characterized and subjected to a critical review. Then follows a description of main methods of determining prices on the housing market, which are necessary for constructing the index prices. Values of prices assessed based on ask prices and transaction prices in the first quarter of 1996 – 2nd quarter of 2005 in Poznan are compared. Using the available methods, the author makes an attempt at constructing price indexes of 1 m2 of flats in Poznan in 1996-2006.
