Celem niniejszego artykułu jest ocena procesu przemian użytkowania ziemi zachodzących w początkowym okresie wdrażania zasad gospodarki rynkowej – w obrębie jednego z regularnych bloków urbanistycznych byłej I dzielnicy katastralnej miasta Krakowa - Śródmieście, ukształtowanego już w okresie średniowiecza. Badania zostały przeprowadzone w układzie zróżnicowanych pod względem prawnym i funkcjonalnym działek własnościowych, w okresie 20 lat – tj. 1992 – 2012. Wykazały one przede wszystkim zmiany o charakterze jakościowym. Polegały one między innymi na spadku powierzchni terenów zajętych pod zabudowę mieszkaniową, a wzroście powierzchni tzw. zespołów wielofunkcyjnych (tj. obiektów o charakterze mieszkaniowo-usługowym). W przypadku terenów usługowych zaobserwowano spadek powierzchni terenów zajętych pod usługi podstawowe (np. handel) na rzecz terenów usług wyższego rzędu, związanych ze wzmacnianiem wiodących funkcji Krakowa:kultury, nauki i turystyki.

The aim of this article is to evaluate the process of land use changes occurring in the initial period of implementation of principles of the market economy within one of the regular urban units of the former cadastral district I of the city of Cracow – Śródmieście, formed as early as in the Middle Ages. A study was conducted in a system of legally and functionally diverse allotments, within 20 years - i.e. 1992-2012. The study revealed mostly qualitative changes. They involved,among other things, a decrease of the surface of areas for residential development and the increase in the surface of the socalled multifunctional complexes (i.e. residential and commercial buildings). In the case of commercial areas, a decrease of the surface of territories occupied in basic services (e.g. trade) was observed in favour of high priority services, related to the strengthening of the major functions of Cracow: culture, science and tourism.

Remiantis konkrečiais pavyzdžiais apžvelgiama administracinių ir prekybos pastatų architektūros raida per pastaruosius penkiolika metų, jų įtaka miestovaizdžio formavimuisi. Bandoma įžvelgti pastatų architektūrinės ir komercinės sėkmės dėsningumus. Aptariama rinkos ekonomikos įtaka pastatų architektūrinei išraiškai ir tipologinėms savybėms. Išdėstoma nuomonė dėl istorinių pastatų pritaikymo ir rekonstruojamų pastatų architektūrinės vertės išsaugojimo. Atkreipiamas dėmesys į architekto vaidmenį globalizacijos procesų fone.

Referring to actual examples the paper reviews the development of administrative and commercial architecture over the last fifteen years as well as their influence on the formation of townscape. Regularities of architectural and commercial success in buildings are considered. The influence of market economy on the expression and typological characteristics of buildings is also discussed. View on adapting historic buildings and preserving the architectural value of reconstructed buildings is laid, and the architect's role in the background of global processes is revealed.
