Marketing in the real estate community is mainly based on rational municipal real estate management and activation by local real estate market in order to attract investors. The attractiveness of local real estate resources depends on their method of use, legal status, ownership structure and genre. Local authorities have instruments of community planning, economic, financial, legal and administrative means by which may affect the status changes, structure and use of land. Developing a marketing strategy in the field of municipal real estate requires the determination of the future economic structure of the community, identify areas for development of selected features and the ability to use and management of municipal property

The aim of this article is to determine the formula and role of the lease in Szczecin Metropolitan Area municipalities. The municipalities directly bordering with Szczecin (included in the Szczecin Metropolitan Area): rural – urban municipality Goleniów, rural - urban municipality Police and rural border municipality Dobra Szczecinska were all under a deatiled study. The analysis was made for the years 2007-2010, specifying the direction in which the municipal authorities put the lease, the extent of the land on lease and the purpose. As a part of the aim of the article a data analysis and statistical research were both carried out.

The analysis was made for the years 2007-2010, specifying the underlying the direction in which the municipal authorities granted the perpetual usufruct right, the extent of the land on lease and its purpose. As a partial objective of the article both a data analysis and statistical research were carried out.

Celem artykułu jest określenie, jaką formułę i rolę przybiera użytkowanie wieczyste w wybranych gminach Szczecińskiego Obszaru Metropolitalnego. Badaniom zostały poddane gminy bezpośrednio graniczące ze Szczecinem (wchodzące w skład Szczecińskiego Obszaru Metropolitalnego): gmina wiejsko – miejska Goleniów, gmina wiejsko – miejska Police oraz gmina wiejska przygraniczna Dobra Szczecińska Dokonano analizy za lata 2007 – 2010, określając, w jakim kierunku organy gminy ukierunkowywały użytkowanie wieczyste, w jakim zakresie oddawały grunty w użytkowanie wieczyste oraz na jakie przeznaczenie.
