Krajowy rynek mieszkaniowy doświadczył w latach 2006-2007 ponadprzeciętnego wzrostu cen nieruchomości. Zainicjowało to dyskusję nad przyczynami i charakterem obserwowanego fenomenu cenowego. Celem artykułu jest próba odpowiedzi na pytanie czy na rynkach mieszkaniowych w Polsce rzeczywiście wystąpiła bańka cenowa? Badaniem objętym zostały rynki mieszkaniowe miast wojewódzkich w okresie 2003-2016. Do detekcji baniek cenowych zastosowano zaproponowany przez Phillipsa, Shi i Yu test GSADF. Procedurą testową objęto wskaźniki P/I (price/income) wyznaczone dla poszczególnych rynków lokalnych.

Polish housing market experienced in 2006-2007 an above-average increase in property prices. This initiated a discussion on the causes and nature of the observed price phenomenon. The article tries to answer the question whether there was indeed a price bubble in the housing markets in Poland? In the research housing markets of voivodship capital cities were investigated in the period 2003-2016. The GSADF test proposed by Phillips, Shi and Yu was applied to detect the price bubbles. The test procedure covered P/I (price/income) ratios estimated for individual local markets.
