The authors have studied the urban sprawl phenomena on the example of the cities covered by the housing monitoring system of the Institute of Urban Development (IRM) and their surrounding municipalities. Research provided a diverse picture of the residential housing development, depending on the city’s size and municipality type.

In the 1970s both sociologists and experts on housing culture correctly noted that a tendency towards consumerism was developing in Polish society. These tendencies were described as the neo-bourgeois lifestyle. This lifestyle was supposedly characterised by a focus on material possessions and prestige. The achievement of affluence was pronounced to be the life aim of this group, and the outward marks of affluence (and the acts of demonstrating them) to be an important element of favourable self-assessment. It was noted that these consumerist aspirations resulted from the citizens’ acceptance of Western models. It was also stated that the main indicators of this style were the apartment itself, its standard and equipment, and the culture of leisure time. Poznań in the last years of the communist government in Poland seems to be a particularly fitting place to exemplify the phenomena characterised herein. It has for a long time been associated (not only in popular perceptions) with the bourgeoisie, the entrepreneurial spirit, and affluence; scholarly research points to the same fact. In those days, a detached house for one family, or a villa – especially one constructed to an individually commissioned design and with equipment that exceeded standards in various aspects – was a clear and socially distinctive signal of status to a far greater extent than it is at present. Such buildings were commissioned by members of the affluent intelligentsia, but also by numerous private entrepreneurs. Jan Dudek-Kornecki (b. 1928) was particularly fashionable and sought after as a designer of such villas. His designs were a compromise between the aspirations of his clients, the restrictions imposed by construction law, and the availability of building and finishing materials. Nevertheless, in terms of equipment they differed significantly from contemporary residential quarters, mainly due to the presence of antiques and works of art, as well as unique pieces of contemporary furniture acquired from exhibitions at the Poznań International Fair or from the furniture factory in Swarzędz. The essay offers an analysis of the practices and strategies of deluxe living in Poland in the period before the 1989 breakthrough.

The recent years in Poland are characterized by intensive suburbanization processes of medium sized towns and especially large agglomerations. it manifests itself in depopulation of central towns and the increase of population inhabiting suburban areas. The hereby article presents the results of studies regarding population development of four Lower Silesian towns and their surrounding districts. it refers to the towns of Jelenia Gora, Legnica, Walbrzych and Wroclaw. The analysis of suburban areas population development was performed in relation to new residential housing. The research confirmed close relation between residential housing and town surrounding areas suburbanization processes. Wroclaw agglomeration suburban zone presents the quickest development.

Ostatnie lata w Polsce charakteryzują sie nasilonymi procesami suburbanizacji miast średnich, a zwłaszcza dużych aglomeracji. Przejawia sie to w wyludnianiu miast centralnych i wzroście liczby ludności strefy podmiejskiej. W niniejszym artykule omówiono wyniki badań rozwoju ludnościowego czterech miast Dolnego Śląska i  otaczających je powiatów: Jeleniej Góry, Legnicy, Wałbrzycha i  Wrocławia. Dokonano analizy rozwoju ludnościowego stref podmiejskich w powiązaniu z nowym budownictwem mieszkaniowym. Badania wykazały ścisły związek rozwoju budownictwa mieszkaniowego z procesami suburbanizacji stref podmiejskich. Najszybszy rozwój wykazuje strefa podmiejska aglomeracji wrocławskiej.

The purpose of this article is to make contrastive analysis of different forms of single-family and multi-family housing construction in Poland and France. Assuming that each specialist area has created its conceptual field, which is reflected in the corresponding terminological field, the author tries to find out whether and to what extent conceptual and terminological fields related to housing construction in Poland and France coincide, and to what extent they differ. And how far conceptual differences correspond to terminological differences, if any, and what they arise from.

Niniejszy artykuł ma na celu analizę kontrastywną różnych form budownictwa mieszkaniowego jednorodzinnego i wielorodzinnego w Polsce i we Francji. Wychodząc z założenia, że każda dziedzina specjalistyczna wytworzyła swoje pole pojęciowe, którego wyrazem jest odpowiadające mu pole terminologiczne, autorka stara się sprawdzić, czy i na ile pola pojęciowe i terminologiczne związane z budownictwem mieszkaniowym w Polsce i we Francji pokrywają się, a na ile różnią. I na ile ewentualnym różnicom terminologicznym odpowiadają różnice pojęciowe i z czego one wynikają.

Le présent article a pour vocation de comparer différentes formes d’habitat individuel et collectif en Pologne et en France du point de vue notionnel et terminologique. L’auteur se propose d’analyser les similitudes et les divergences entre les champs notionnels et terminologiques liés à l’habitat dans les deux pays concernés afin de voir si d’éventuels écarts terminologiques se doublent de ceux notionnels.

Nagrinėjamos naujausių laikų realizacijos, jų specifika ir ypatybės, atskleidžiami esminiai konceptualiai skirtingų sprendimų bruožai.

The paper is dedicated to the residential housing development in Vilnius during the years of the Lithuanian independence. Interruption of the natural society development by the aggression of the soviet system has ruined the architectural and building traditions in the city. Economic nationalization and change of property ownership from private to state or public has made a big mess in the land and real estate ownership. On the other hand, many interesting public buildings, built in the soviet period, have lost their actuality and are intended to be sold to private investors. The market economy has money-based urban development rules, so survival of the soviet-period architecture is under a big question too with a great wish of new businessmen to change it into residential areas. New approach to the modern conception of residential architecture development is gradually turning into live reality in independed Lithuania. It will take some time while the new approach to of the architectural image will be turned into an additional price of real estate as an essential value.
