The real estate market is considered to be one of the least technologically advanced markets. Despite this, attempts are made to implement modern technologies referred to as Prop-Tech. The aim of this study is to assess customers’ expectations in the use of modern technologies in the process of buying and subsequent use of flats on the local primary residential real estate market. The study has been conducted in order to achieve the above-mentioned goal. A survey questionnaire was used as a research tool. The subjects were young people (up to 35 years of age) from the area of Poznań (non-random sample selection, sample size n=220). Based on the research, it can be concluded that there is a large group of customers that are aware of modern technologies and claim that they would be willing to pay more for the technologies they choose. Probably this number could be increased if the buyers were pointed to specific savings from investing in modern solutions. The adopted spatial scope (city of Poznań) results from the specificity of this research area. And although there are no substantive grounds for major generalisations, taking into account the size of the market in Poznań, it can be assumed that in other large Polish cities customer preferences are similar.
Due to its strong link with the financial sector, the development of housing market is greatly impacted by the financial system. Even though the mechanisms and methods of financing this market evolve constantly, the basic instruments still remain bank products, especially mortgage loans. For this reason, alongside several macroeconomic conditions, such as housing needs of the society, the level of investment and savings as well as the labour market and economic conditions, an adequate supply of and access to mortgage loans, is prerequisite for the development of the housing market. The purpose of this article is therefore to assess the financial system linked to the residential real estate market in Poland as well as identify trends and determine where changes ought to be made.
W artykule przedstawiono wyniki badań preferencji mieszkaniowych nabywców nieruchomości w Krakowie. Badania przeprowadzono w formie ankietowej w 2017 roku i objęły one 134 osoby planujące zakup mieszkania. Wyniki badań wskazują, że respondenci preferują niskie budynki - do 5 pięter, mieszkania na pierwszym, drugim lub trzecim piętrze o powierzchni od 40 do 60 m2. Większość osób szukających mieszkania chce ulokowania lokali usługowych w budynkach, w szczególności zależy im na sklepach spożywczych i aptekach. Duże znaczenie w wyborze miejsca zamieszkania ma odległość od przystanku i parkingu. Obecność tarasu lub balkonu w mieszkaniu, a także miejsc postojowych w garażu podziemnym sprawia, że ankietowani są skłonni zakupić mieszkanie za dodatkową opłatą. Wyniki badań mogą stanowić wskazówkę dla firm deweloperskich dążących do odniesienia sukcesu na rynku nieruchomości mieszkaniowych.

The article presents results of a research on preferences of buyers on residential real estate market in Cracow. A survey was conducted in 2017 in a form of a questionnaire based on 134 respondents planning to buy an apartment. The results indicate preferences for low-rise buildings, up to five stories and apartments size between 40 and 60 m2 located at first, second or third floor. Most people, looking for an apartment, prefer buildings with service premises particularly grocery stores and pharmacies. A distance to bus stops and parking lots have big impact on decision also. A terrace or balcony as well as underground parking space associated with an apartment make the respondents willing to buy for a higher rate. The research results may be a guideline for developers striving for success in the residential real estate market.
W artykule przedstawiono zastosowanie analizy dyskryminacyjnej oraz narzędzi sztucznych sieci neuronowych do oceny możliwości sprzedaży nieruchomości mieszkaniowych. Autor podjął próbę zastosowania oraz porównania metody zaliczanej do kategorii statystycznych metod wielowymiarowych (analiza dyskryminacyjna) z metodą bazującą na zastosowaniu sztucznej inteligencji (sieci neuronowe). Celem zastosowania wybranych metod było sprawdzenie ich zdolności dyskryminacyjnych w procesie klasyfikacji nieruchomości mieszkaniowych. Klasyfikacji do dwóch rozłącznych grup, tj. grupy mieszkań rokujących na sprzedaż w określonym czasie oraz grupy mieszkań niedających szans na sprzedaż. Poprawnie przygotowane modele analityczne bazujące na analizie dyskryminacyjnej oraz sieciach neuronowych mogą wpłynąć na poprawę konkurencyjności przedsiębiorstw działających w obszarze rynku nieruchomości, zwłaszcza w czasie globalnego kryzysu gospodarczego.

The article presents the possibilities of application of method of discrimination analysis and tools of artificial neuron networks in the process of assessment of possibilities of selling real estates. The author attempts to compare method classified as multidimensional statistical method (discrimination analysis) and the method based on artificial intelligence (neuron networks). The main purpose of this article is to focus on the potential possibilities of a precise time determination needed to sell a given real estate, which is characterized by a defined set of parameters (i.e. price, internal area, number of rooms, etc.). Appropriately-prepared analytical models based on discrimination analysis and neuron networks are a key determinant influencing improvement of competitiveness of companies, especially in the time of global economic crisis.
W artykule przedstawiono proces badawczy mający na celu utworzenie jednorodnych grup województw, które następnie poddano syntetycznej charakterystyce z punktu widzenia trzech aspektów, tj. wtórnego rynku nieruchomości mieszkaniowych, gospodarki mieszkaniowej oraz zmiennych makroekonomicznych. Proces grupowania województw został przeprowadzony z wykorzystaniem statystycznych narzędzi analizy wielowymiarowej, tj.: analizy skupień oraz analizy czynnikowej. Wykorzystanie wspomnianych narzędzi miało na celu wskazanie zmiennych diagnostycznych istotnie wpływających na kształtowanie się rynku nieruchomości mieszkaniowych. Etapem następującym po wyodrębnieniu grup województw homogenicznych, był krok polegający na ich syntetycznej wielowymiarowej charakterystyce.

This paper presents the research process aimed at creating homogeneous groups of provinces in the residential real estate market and their multifaceted analysis. The process of formation of the relatively homogeneous groups of provinces was conducted using a multivariate statistical analysis tools, such as cluster analysis and factor analysis. The use of these tools to identify diagnostic variables significantly influencing the residential real estate market. Stage following the separation of homogeneous groups of provinces, was the step of the synthetic analysis and multidimensional characteristics.
Nieruchomości mieszkaniowe jako dobro podstawowe zaspokajają potrzeby wyższego rzędu, co przesądza o ich roli w każdej sferze funkcjonowania społeczeństwa i państwa. Celem badania jest porównanie potencjału rynku nieruchomości mieszkaniowych w powiatach ziemskich województwa zachodniopomorskiego w latach 2006, 2010 i 2014. Wykorzystano do tego celu metodę liniowego porządkowania obiektów, a w przypadku doboru cech — metodę głównych składowych. Na podstawie pięciu cech diagnostycznych przyjętych w badaniu wykazano, że potencjał rynku nieruchomości mieszkaniowych w powiatach ziemskich województwa zachodniopomorskiego jest silnie zróżnicowany. Odzwierciedlają to rankingi zaprezentowane w artykule. Umiarkowaną zgodność stwierdzono w przypadku lat 2006 i 2010.

Residential real estate as basic goods, satisfy higher needs, which determines their role in every sphere of the society and state functioning. The purpose of the research is to compare a potential of the residential real estate market in the powiats of the West Pomeranian voivodship in years 2006, 2010 and 2014. A linear ordering method was used for this purpose, and the principal component analysis was applied for the characteristics selection. Based on the five diagnostic characteristics adopted in the research, it has been was shown that the potential of the residential real estate market in the powiats of the West Pomeranian voivodship is strongly diversified. It is reflected in the rankings presented in the article. Moderate compliance was found for 2006 and 2010.
Z uwagi na silne powiązania rynku nieruchomości mieszkaniowych z sektorem finansowym, jednym z najistotniejszych czynników jego rozwoju jest system finansowania. Pomimo, że mechanizmy i sposoby finansowania tego rynku podlegają pewnej ewolucji to ciągle podstawowymi instumentami pozostają produkty bankowe, w tym szczególnie kredyt hipoteczny. Z tego powodu odpowiednia podaż i dostęp do kredytów hipotecznych jest podstawowym warunkiem rozwoju rynku nieruchomości mieszkaniowych wraz z wieloma wynikającymi stąd konsekwencjami makroekonomicznymi, głównie dla poziomu zaspokojenia potrzeb mieszkaniowych społeczeństwa, ale również poziomu inwestycji i oszczędności, stanu rynku pracy oraz koniunktury gospodarczej. Celem niniejszego artykułu jest próba oceny obecnego systemu finansowania rynku nieruchomości mieszkaniowych w Polsce oraz wskazanie podstawowych uwarunkowań i kierunków niezbędnych zmian w tym zakresie
