Second homes have seen increased research interest over the last decade. On the whole, these investigations have mainly been understood in the spatial context of the developed North. Second homes have only recently been seen as a role player in the changing economic spatialities of small town geographies in South Africa. This growing scholarship on second homes has, however, been less concerned with the social impacts of the phenomenon. The investigation is set against the argument that second homes have social impacts on the immediate and surrounding areas in which they are situated. This investigation also demonstrates that second homes are phenomena with which not only the elite engage but a range of different socio-economic cohorts, including the poor. The social impacts of second homes in this investigation are shown to vary along race and class lines. Against the backdrop that second homes are relevant to very large parts of South African society, the social impacts associated with second homes need to be taken into account in future development planning in South Africa.

In recent decades social and economic changes initiated the creation of favorable conditions for the development of a lifestyle based on two houses. The purpose of this article is to identify and classify the location factors that attract people to buy or build a “second home” in a particular place. The paper is divided into two sections. The first part presents a brief overview of international and national academic literature. As we found out, there are at least five groups of factors that affect the location of “second homes”. However, the two most important are the quality of the environment and landscape, including the potential for recreation, and efficient technical and road infrastructure that ensure transport accessibility. Moreover, it is important to recognize that there is a distinction between weekend homes, often located close to primary residence, and vacation homes situated independently of homeowner’s place of residence. The second part of the article describes the results of research conducted in 2012, in summer season. The main aim of this study was to recognize people’s opinions and identify the motives that led them to choose Brodnica District for the location of “second home”. The research allowed determining the spatial distribution of “second homes” and the way they are used. As we showed, the tourist attractiveness of the investigated area depends mainly on natural tourist attractions, developed technical infrastructure and a high level of transport accessibility. The majority of “second homes” clusters are situated near the towns Zbiczno, Górzno and Gaj-Grzmięca.

W ostatnich dziesięcioleciach przemiany społeczno-gospodarcze zapoczątkowały kształtowanie się sprzyjających warunków dla rozwoju stylu życia opartego na dwóch domach. Większa ilość wolnego czasu i bogacenie się ludności spowodowały, że z czasem posiadanie drugiego domu stało się osiągalne dla coraz szerszej grupy społecznej. „Drugie domy” znaleźć można w najrozmaitszych miejscach, lecz o ich powstaniu zawsze decydowały pewne czynniki lokalizacji. Celem artykułu jest ich zidentyfikowanie i utworzenie hierarchii ważności. W pierwszej części opracowania dokonano przeglądu zagranicznej i polskiej literatury przedmiotu na temat rozwoju „drugich domów”. Następnie przedstawiono wyniki badania ankietowego dotyczącego poznania motywów wyboru na lokalizację „drugiego domu” powiatu brodnickiego w województwie kujawsko- pomorskim.

Artykuł zawiera przegląd literatury oraz założenia i wstępne wyniki badań nad wpływem drugich domów na region turystyczny. Najpierw przedstawiono zjawisko drugich domów w Polsce na tle świata oraz rozmieszczenie i charakterystykę zjawiska na obszarze badawczym Borów Tucholskich. Następnie zaprezentowano wpływ drugich domów na obszary recepcji w warstwie środowiskowej, ekonomicznej i społecznej na podstawie literatury międzynarodowej oraz wstępnych badań terenowych.

The article includes a literature review, premises and preliminary results of research on the impacts of second homes on a touristic region. First it presents the phenomenon of second homes in Poland, and the location and characteristics of second homes in the study area of Bory Tucholskie. Next it describes the environmental, economic and social impacts of second homes on the touristic region based on the international literature review and preliminary field study results.

U radu se istražuje fenomen mixed use resorts kao savremeni oblik razvoja smještajne industrije. Cilj rada je da se ova vrsta resorta precizno definiše, predstave neki uspješni modelu u svijetu i sagledaju izazovi u pogledu razvojne održivosti ove vrste smještajnih objekata. Posebno se analizira prvi internacionalni projekat mixed use resorts u Crnoj Gori, poznat pod imenom Lustica Bay. Održivost na konkretnom primjeru se analizira sa aspekta Strategije održivog razvoja turizma Crne Gore i teorijskih postulata o održivosti razvoja turizma. Razvoj turizma je praćen problemom insuficijencije finansijskih resursa za razvoj. Kreditno i kapitalsko finansiranje ima svoja stanovita ograničenja u pogledu obima kapitala i obima i cijene kreditnih sredstava. Zbog toga se pribjegava kombinaciji sa modelom prodaje nekretnina, koje bi se, u dobrom dijelu, uključile u operativno poslovanje mixed use resorts. Ta ograničenja su u Crnoj Gori, kao zemlji u tranziciji, još više izražena. Kada se tome doda i nepostojanje potrebne infrastrukture za podršku inostranim investitorima (sposobna i efikasna administracija, fleksibilni urbanistički planovi, dobro istražene lokacije sa aspekta održivosti, kredibilne domaće razvojne kompanije-lokalni diveloperi koji bi bili pouzdan partner ino investitorima i sl), onda je jasno da se u posljednje 2-3 decenije neuporedivo brže grade vikend stanovi i kuće (second homes) nego hoteli, risorti i slićni objekti koji imaju najveći uticaj na ekonomiju i društvo. U radu su identifikovani glavni izazovi i prijetnje takvoga razvoja, gdje se često puta, mixed use resorts zloupotrebljavaju kao ulaznica za razvoj novih naselja za prodaju, a ne novih smještajnih objekata za turističko privređivanje. Izazovi koji prate izabrani slučaj za istraživanje, ukazuju na konkretno ispoljavanje generalno identifikovanih problema i razvojnih prijetnji.

This paper examines the phenomenom of mixed use resorts as a contemporary form of development of accommodation industry. The aim is to precisly define this type of resort, to represent some succesful models in the world and to consider the challenges of sustainable development of this type of accommodation facilities. In particular, we analyze the first international project of mixed use resorts in Montenegro, known as Lustica Bay. Sustainability of a concrete example is analyzed in terms of the Stategy of sustainable tourism development of Montenegro and theoretical aspects of the sustainability of tourism development. Tourism development is accompanied by the problem of insufficiency of financial resources for development. Credit and equity financing have their constant limitations regarding the extent of capital and cost of credit funds. Therefore, it is combined with a model of real estate sales, which, in good part, would be involved in the operational business of mixed use resorts. These restrictions are even more emphasized in Montenegro, as a country in transition. When we add to that the lack of the necessary infrastructure to support foreign investors (capable and efficient administration, flexible urban plans, well-explored areas in terms of sustainability, credible domestic developed companies-local developers who could be reliable partner for foreign investors and so on), then it is clear that in the last 2-3 decades, weekend flats and houses (second homes) are incomparably more rapidly built than the hotels, resorts and similar objects which have the greatest impact on the economy and society. This paper identifies the main challenges and threats of such development, where mixed use resorts are often abused as an entry ticket for the development of new resorts for sale instead of new accommodation facilities for tourism economy. The challenges of a selected case for research suggest a concrete manifestation of generally identified problems and development threats.

The study is based on a specific status of university professors in the society. The basic question is what locations they aim at when leaving for their summer stays and what aspects play an important role. Special attention is paid to research work which professors could perform at their summer homes, and also to the existence of summer communities that comprised scholars and scientists.
