Celem artykułu jest przedstawienie obecnego wyglądu rynku nieruchomości biurowych w Niemczech, którego kondycja w dużym stopniu uzależniona jest od sytuacji gospodarczej kraju oraz sytuacji ekonomicznej gospodarek na świecie. W związku z tym pokazany jest rozwój rynku nieruchomości w pięciu głównych aglomeracjach znajdujących się w zachodniej części kraju po okresie transformacji. Funkcjonowanie rynku nieruchomości charakteryzuje się pewną cyklicznością. Dlatego też na podstawie kształtowania się cykli koniunkturalnych tego rynku można i wysnuć wnioski o jego wyglądzie w latach 2010/2011.

The article presents the current appearance of the office real estate market in Germany, which condition largely depends on the country and world’s economic situation. The article shows the development of the real estate market in five major metropolitan areas in the western part of the country after a period of transformation. The functioning of the real estate market has a cyclic character. Therefore, based on the formation of cycles of the market we can draw conclusions about its appearance in 2010/2011.
