The article identifies determinants influencing the share of Fixed Rate Mortgages (FRM), Adjustable Rate Mortgages (ARM) (including Variable Rate Mortgages, VRM) based on market structure, institutional-legal factors, and macroeconomic conditions with emphasize on emerging markets. In emerging markets, the product offering in banks may be underdeveloped for reasons distinct from those in developed economies. The article concludes with considerations about which factors are the most crucial to increase market share of ARM. The article takes into consideration secondary research and emphasizes about risks associated with different types of interest rates on mortgage loans for households.

Artykuł identyfikuje czynniki odpowiedzialne za ograniczoną dostępność kredytów hipotecznych o stałej stopie procentowej w polskim sektorze bankowym w latach 2010-2022 na tle innych gospodarek. Determinanty syntetycznie sklasyfikowano na czynniki w oparciu o strukturę rynku finansowego, instytucjonalno-prawne oraz makroekonomiczne. Artykuł uwzględnia badania wtórne oraz charakterystykę rynków rozwijających się.
