It has been observed that despite the instability of financial markets, there has been growing interest in property investment in the real market. Trends observed so far have confirmed the revival of interest in real estate investment despite the downturn in the securities markets. The authors of this paper attempt to assess the attractiveness of the investment property market in Poland during the recession years of 2007-2011, indicating the market parameters allowing to evaluate the attractiveness of real estate as an investment vehicle. The context of direct investment in commercial property market in its major segments: office, retail, and warehouse is also included. The adopted thesis states that the tendencies of the progressive integration of property market with the capital market contribute to the increasing role of property as investment assets.

REIT's (Real Estate Investment Trusts) are the safe, well-diversified geographically and by sector real estate funds. There are the privileged income taxation at the REITs level. Their advantages such as low volatility over the long term, fixed income investments, the relatively high dividends, high liquidity, low correlation with the stock market and professional management make them more competitive in comparison with to traditional real estate funds. Global REITs market is constantly evolving. Unfortunately, Poland is not involved in the development of the European REITs market. The experience of countries which have developed REITs could be used by Poland, to create appropriate regulations for the functioning of these funds in Poland.

The paper is focused on brief presentation of Heritage Impact Assessment concept in the field of Polish industrial heritage. Main advantage of paper is presentation of procedure, that's not very common in Poland, but is broad used in, for example, United Kingdom and Australia. HIA enables not only to preserve heritage for next generation, but also is very useful support tool for investors. It's quite inexpensive and easy to implement this instrument into investment process and it significantly reduces level of risk investment

One of the basic human needs is shelter. The goal of this paper is to analyze the possible ways to meet the housing needs of the poor and evicted. The article pointed out a model strategic objectives and directions of activities that municipalities use to achieve the objective of meeting the housing needs model. From the point of view of economic efficiency and social justice should be pursued municipal building rather than social. Municipal construction increases the efficiency of housing stock management.

Access to credit to finance real estate market depends on the credit policies of banks. The tightening of the credit policy hinders the development of real estate market. Relieving the credit policy allows for the greater access to capital, influences on the number of investment and the number of transaction on the real estate market. The purpose of this article is to discuss the bank's credit policy in the aspect of financing real estate and indication of the significant the credit policy of the bank for invest in the housing market.

W artykule przedstawiono analizę uwarunkowań podejmowania inwestycji deweloperskich w głównych miastach Polski. Do tego celu wykorzystano elementy analizy taksonomicznej. Wzięto pod uwagę zmienne diagnostyczne reprezentujące merytorycznie dwa aspekty: uwarunkowania społeczno-ekonomiczne potencjalnych obszarów geograficznych (miast) inwestycji deweloperskiej oraz uwarunkowania rynku mieszkań. Dokonując wyboru konkretnych zmiennych kierowano się nie tylko adekwatnością merytoryczną, lecz także łatwą dostępnością danych oraz ich kompletnością i wiarygodnością. W analizie wykorzystano dane GUS.

For many decades Poland has been struggling with housing deficit. In present economic circumstances this problem should be gradually solved by market behaviours, i.e. natural forming demand and supply. The deficit elimination depends, i.a. on developer enterprises, working in market circumstances, as well as on private construction. The Author proposes utilisation of taxonomic methods to research circumstances of taking decisions by developers on different local markets in 18 cities. (original abstract)
