This article discusses the role of marketing in the transformation of a museum. The museum should become a service organization with a diverse range of activities, concentred on the audience. There is a real chance that the introduction of relationship marketing in the museum will help it fulfil its mission. Relationship marketing treated as an approach which permeates the all institutional structures and helps to manage the whole museum: it is both the manager path, as well as all museum staff. This marketing is focused not only on promotion and communication, but is also used in shaping the museum educational strategies and planning further institutional activities. From this perspective, marketing is an orientation and a set of specialized practices, it has become a way to understand common values and to achieve specific goals.

The article handles a very important problem related to functioning of a service company and marketing activities specific for this kind of business. It draws the attention to the increasing importance of the service sector in the market economy both in Poland and abroad. The article points out the specific character of services, where the activities and benefits that one party is offering to another do not lead to any form of ownership. The characteristics of services create specific problems and require a relevant strategy. The service provider has to find the means to give a tangible form to intangible products. Service sector usually lags behind the manufacturing industry in the field of formulating and using the marketing strategies but this situation is gradually changing following the faster and faster development of service businesses.

W artykule podjęto podstawowe problemy związane z funkcjonowaniem przedsiębiorstw usługowych i specyfiką ich marketingowej działalności. Uwagę skierowano na wzrastające znaczenie sektora usług w gospodarce rynkowej w Polsce i na świecie. Scharakteryzowano cechy usług, które w dużym stopniu wpływają na kształt działań marketingowych. Specyficzne cechy usług to: nienamacalność, nierozłączność, różnorodność i brak możliwości przechowywania. Istotna jest ponadto umiejętność różnicowania swoich usług. Najważniejszą jednak sprawą jest traktowanie klienta jako kluczowego elementu działalności przedsiębiorstw usługowych.

W artykule autor omawia cechy usług i ich wpływ na działania marketingowe w sferze usług budowlanych. Nakreśla podstawowe kierunki tych działań. Zwraca uwagę na trudności we wprowadzaniu marketingu do przedsiębiorstw budowlanych.

The paper treats the problem of marketing in building services. The specific character of this type of marketing as well as two different approaches to marketing of building services are developed. The first approaches is the building service, here the product consists of services performed for the buyer thus the product is developed by the performer. The second approach deals with the performer's own products - buildings, construction that could be bought by somebody. The author notes as well the complexity of the building service and its characteristic features. The paper enumerates the difficulties connected with marketing implementation to the activities of building companies and the ways of overcoming these difficulties.

W pierwszej części artykułu przedstawiono specyfikę rynku nieruchomości oraz usług developerskich na rynku mieszkaniowym. Podjęto próbę ustalenia, czy działalność developerska to dostarczanie produktu, czy też świadczenie usługi. W części drugiej rozważania skoncentrowano nad wzorcowym, szerokim podejściem marketingowym stosowanym przez developerów zachodnich oraz nad zmianami w podejściu do tak rozumianego marketingu przez developerów z kapitałem rodzimym.

The paper elaborates on broadly understood marketing concerning developers' activities in the field of housing sector. It presents enormous changes that took place on the building market since the beginning of the system transformation. In the early 90s we experienced the market almost typical to the one of the previous system, al-mighty building societies and "crawling on all fours" developers. Nevertheless it was the supplier's market. In course of time the strategies of building societies and developers started to take into account the future apartment's owner, a client. This kind of strategy was in fact limited to advertising and forcing ready products upon a client. Today we observe a clear change of developers' marketing strategies. First, they try to identify the clients' needs and only afterwards they take up further investment activities like buying a properly located building site, preparing houses' or housing estates' original projects, realisation of investment according to individual clients' needs and finally ensuring most advantageous payment scheme. In the next part of the paper the author tries to present successful marketing strategies that are used by developers in the USA. They express the tendencies and possible developments of marketing strategies in Polish housing sector.
